Best Places to Live in Texas: Dallas-Fort Worth & Houston Relocation Guide

Texas continues to attract buyers and families from across the country because of its strong economy, diverse housing options, major employment centers, no individual state income tax, and wide variety of communities.

But once you decide Texas may be right for you, the next question is usually much harder:

Where should I live in Texas?

The answer depends on what matters most to you.

Some buyers want newer homes and master-planned communities. Others want shorter commutes, more land, established neighborhoods, entertainment, restaurants, parks, trails, shopping, or access to a major downtown area.

And your budget can look dramatically different depending on whether you’re considering Dallas-Fort Worth, Greater Houston, Austin, San Antonio, or one of the growing communities surrounding those metros.

This guide focuses primarily on Dallas-Fort Worth and Greater Houston, two of the largest real estate markets in Texas, and highlights communities worth considering based on different lifestyles and housing goals.

How Do You Choose the Right Place to Live in Texas?

There is no single “best” city for every buyer.

When I help clients narrow down communities, I usually tell them that we have to balance 3 major factors:

Price. Location. Build Type.

You can usually maximize 2 of the 3, but getting everything you want in all 3 categories may require adjusting the budget.

For example:

  • Want the location and new construction? You may have to increase the price.
  • Want the price and new construction? You may need to move farther outside the city.
  • Want the price and location? You may need to consider an older or resale home.

Understanding that tradeoff early can save you a tremendous amount of time.

Other factors worth comparing include:

  • Monthly housing budget
  • Property taxes
  • HOA dues
  • MUD or PID assessments
  • Homeowners insurance
  • Commute times
  • Employment centers
  • New construction availability
  • Lot sizes
  • Parks and trails
  • Gyms and recreation
  • Shopping
  • Restaurants
  • Live entertainment
  • Family activities
  • Future development
  • Access to major highways
  • Long-term plans for the property

If schools or public safety are important to your decision, review current information directly from school districts, the Texas Education Agency, local law-enforcement agencies, and other official sources so you can decide what works best for your household.

Best Places to Live in Dallas-Fort Worth

The Dallas-Fort Worth Metroplex is enormous.

A buyer can live in a high-rise near downtown Dallas, a master-planned community in Frisco, a newer home in Forney, several acres outside the city, or a suburban neighborhood closer to Fort Worth.

Here are several communities buyers frequently consider.

Frisco, Texas

Frisco has become one of the most recognizable suburbs in North Texas.

It appeals to buyers who want access to modern development, major employers, entertainment, shopping, restaurants, sports, and newer residential communities.

Why buyers consider Frisco:

  • Newer and established neighborhoods
  • Master-planned communities
  • Restaurants and shopping
  • Professional sports and entertainment
  • Parks and trails
  • Fitness and recreation options
  • Access to major employment areas
  • Continued residential and commercial development

Frisco generally comes with a higher price point than many communities farther north or east, so buyers often compare it with places such as Prosper, Celina, McKinney, Little Elm, Aubrey, and The Colony.

👉 Search Homes in Frisco and Nearby Communities

Prosper, Texas

If you’re looking for larger homes, newer communities, and a more suburban environment north of Dallas, Prosper deserves a look.

Buyers are often drawn to Prosper for:

  • Luxury and move-up homes
  • New construction
  • Master-planned communities
  • Larger floor plans
  • Community pools and amenities
  • Parks and trails
  • Expanding retail and dining

As development moves north through Collin and Denton counties, Prosper is often compared with nearby Celina, Frisco, McKinney, and Aubrey.

👉 Search Homes in Prosper and Nearby Communities

McKinney, Texas

McKinney gives buyers something a little different because it combines a historic downtown with newer suburban development.

McKinney offers:

  • Historic downtown shopping and dining
  • Established neighborhoods
  • New construction
  • Parks and trails
  • Larger suburban communities
  • Easy access to surrounding Collin County cities

Depending on the location, buyers may also compare McKinney with Allen, Melissa, Princeton, Frisco, and Prosper.

👉 Search Homes in McKinney and Nearby Communities

Forney, Texas

Forney has become an important new-construction market east of Dallas.

Buyers who want a newer home without paying some of the prices found in northern Dallas suburbs often include Forney in their search.

Why buyers consider Forney:

  • Extensive new construction
  • Master-planned communities
  • Growing retail development
  • Access to US-80
  • Multiple builder options
  • Community pools, parks, and trails

Forney can also be compared with Heartland, Crandall, Terrell, Fate, Rockwall, and Royse City.

👉 Search Homes in Forney and Nearby Communities

Mansfield, Texas

Mansfield is positioned between Dallas and Fort Worth, making it worth considering for buyers who need access to both sides of the Metroplex.

Mansfield offers:

  • Established neighborhoods
  • New construction
  • Larger homes
  • Parks and trails
  • Shopping and restaurants
  • Access to Arlington, Fort Worth, and surrounding employment areas

Buyers looking in Mansfield may also explore Grand Prairie, Midlothian, Arlington, Burleson, Cedar Hill, and Waxahachie.

Celina, Texas

Celina has seen major residential development as the Dallas-Fort Worth Metroplex continues expanding north.

The area is especially attractive to buyers interested in newer communities.

You’ll find:

  • New construction
  • Master-planned communities
  • Larger homes
  • Community amenities
  • Trails and outdoor recreation
  • Continued retail and commercial expansion

Celina is frequently considered alongside Prosper, Frisco, Aubrey, Melissa, and northern McKinney.

Rockwall, Fate & Royse City

East of Dallas, these communities offer another option for buyers wanting suburban living while maintaining access to the Metroplex.

Depending on the community, buyers can find:

  • New construction
  • Established neighborhoods
  • Larger lots
  • Master-planned developments
  • Lake access and outdoor recreation
  • Fishing opportunities
  • Growing retail and restaurants

The farther east you move, the more important it becomes to compare the commute with the additional home or space you may receive for your budget.

Best Places to Live in Greater Houston

Houston operates very differently from Dallas-Fort Worth.

Because the metro covers such a large geographic area, where you work can have a major impact on where you want to live.

Someone working near Downtown Houston may make a very different housing decision from someone commuting to the Energy Corridor, Texas Medical Center, Sugar Land, The Woodlands, or another employment center.

Here are several communities buyers frequently explore.

Katy, Texas

Katy remains one of the most recognizable suburban housing markets west of Houston.

The broader Katy area includes numerous master-planned communities, new construction developments, established neighborhoods, restaurants, shopping, parks, and entertainment.

Buyers often consider Katy for:

  • Extensive housing options
  • New construction
  • Master-planned communities
  • Community amenities
  • Shopping and restaurants
  • Parks and trails
  • Access to the Energy Corridor and West Houston

Depending on budget and commute, buyers may also compare Katy with Fulshear, Richmond, Cypress, Brookshire, and other parts of West Houston.

👉 Search Homes in Katy and Nearby Communities

Fulshear, Texas

Fulshear has become a major destination for buyers wanting newer housing farther west of Houston.

Buyers may find:

  • Large master-planned communities
  • New construction
  • Larger homesites in some areas
  • Trails and community amenities
  • Parks and recreation
  • Growing restaurant and retail options

Fulshear can provide more home or newer construction than some closer-in areas, but commute times should be part of the decision.

Cypress, Texas

Cypress offers a combination of established neighborhoods, newer communities, luxury properties, golf, shopping, restaurants, and new construction.

Buyers often consider Cypress for:

  • Master-planned communities
  • Established neighborhoods
  • New construction
  • Golf courses
  • Parks and trails
  • Shopping and dining
  • Multiple homebuilders

Buyers considering Cypress may also explore Tomball, Hockley, Bridgeland-area communities, northwest Houston, and parts of Katy.

Sugar Land, Texas

Sugar Land is a mature suburban market southwest of Houston with a wide range of housing options.

The area offers:

  • Established neighborhoods
  • Parks and trails
  • Shopping and restaurants
  • Corporate employment
  • Entertainment
  • Community amenities
  • Convenient access to surrounding Fort Bend County communities

Buyers looking in Sugar Land frequently compare it with Missouri City, Richmond, Stafford, Rosenberg, and other parts of Fort Bend County.

👉 Search Homes in Sugar Land and Nearby Communities

Missouri City, Texas

Missouri City offers buyers a mixture of established neighborhoods and newer residential development.

Buyers may find:

  • A broad range of home prices
  • Established communities
  • Newer development
  • Parks and recreation
  • Access to Sugar Land and Houston
  • Convenient proximity to major employment areas

Its location makes Missouri City particularly worth considering for buyers looking south or southwest of Houston.

Manvel & Iowa Colony

South of Houston, Manvel and Iowa Colony have become increasingly important new-construction areas.

These communities can appeal to buyers looking for:

  • New construction
  • Master-planned neighborhoods
  • Larger floor plans
  • Community amenities
  • Access toward Pearland and Houston
  • Growing retail and development

They’re worth comparing with Pearland, Alvin, Rosharon, Missouri City, and other communities along the Highway 288 corridor.

The area provides access to:

  • Lake Conroe
  • Fishing and boating
  • Trails and parks
  • Restaurants
  • Live music and entertainment
  • Golf
  • New construction
  • Established neighborhoods

Buyers who want outdoor recreation while remaining connected to Greater Houston often include this part of the metro in their search.

🏗️ Thinking about building or buying new construction?

Don’t assume the builder’s advertised price tells the entire story.

You should also compare:

  • Builder incentives
  • Interest-rate incentives
  • Closing-cost assistance
  • Property-tax rates
  • MUD and PID obligations
  • HOA dues
  • Lot premiums
  • Upgrade costs
  • Appliance packages
  • Estimated completion dates
  • Builder warranties
  • Home inspections
  • Lender incentives

Best Places for First-Time Home Buyers in Texas

For many first-time buyers, the search starts with the monthly payment.

That often means expanding beyond the most expensive parts of the metro.

Dallas-Fort Worth Areas to Explore

Greater Houston Areas to Explore

  • Alvin
  • Angleton
  • Rosenberg
  • Rosharon

👉 Search Affordable Homes in Greater Houston

These communities may provide more opportunities at lower entry prices than some closer-in neighborhoods, but affordability should always be evaluated using the total monthly payment, not only the sales price.

Don’t Compare Texas Homes by Price Alone

This is one of the biggest mistakes buyers make.

A $325,000 home in one Texas community can cost more per month than a $350,000 home somewhere else.

Why?

Because the purchase price is only one part of the equation.

You also need to compare:

  • Mortgage rate
  • Property taxes
  • Homeowners insurance
  • Flood insurance when applicable
  • HOA dues
  • MUD assessments
  • PID assessments
  • Utility costs
  • Commute expenses
  • Maintenance
  • Builder incentives

That’s why I encourage buyers to compare the true monthly cost of ownership before deciding that one community is more affordable than another.

Lifestyle Matters Too

Your home isn’t the only thing you’re buying.

You’re also choosing what everyday life will look like.

Think about the places you’ll actually use:

  • Grocery stores
  • Restaurants
  • Coffee shops
  • Gyms
  • Parks
  • Walking and cycling trails
  • Fishing and outdoor recreation
  • Live music
  • Karaoke
  • Entertainment
  • Youth activities
  • Family attractions
  • Shopping
  • Healthcare
  • Airports
  • Major highways

Sometimes the house that looks perfect online is in the wrong location for the life you actually want to live.

That is why I recommend narrowing down communities before touring dozens of homes.

Questions to Ask Before Choosing a Texas Community

Before deciding where to buy, ask yourself:

  • What is my comfortable monthly payment?
  • Where will I commute most often?
  • How long am I willing to drive?
  • Do I want new construction or resale?
  • How important is lot size?
  • Do I want an HOA?
  • Do I prefer suburban, urban, or more rural living?
  • What restaurants and shopping do I want nearby?
  • Are trails, gyms, cycling, fishing, parks, or recreation important?
  • How much home maintenance do I want?
  • Do I expect to stay in the home for several years?
  • How important is future development around me?
  • What am I willing to compromise on?

That last question is important.

If the perfect combination doesn’t exist within your budget, decide which 2 matter most:

Price. Location. Build Type.

From there, we can usually build a much more realistic search.

There is no single best city for everyone.

Moving to Texas? Start With the Community, Not the House

Finding the right place to live isn’t simply about finding a beautiful house.

It’s about finding the combination of home, location, monthly payment, commute, and lifestyle that makes sense for you.

I’ve worked with buyers who began convinced they needed one particular city and ultimately purchased somewhere completely different after comparing what their money could buy, commute times, taxes, builders, amenities, and long-term goals.

That’s exactly why the community conversation should happen early.
