Top 25 High Schools in Dallas and Houston for 2027: What Home Buyers Should Know

Schools come up in almost every buyer consultation I have with families. Sometimes it’s the first question. Sometimes it’s the reason a family is moving at all.

So when U.S. News & World Report released its 2026-2027 Best High Schools rankings in August, I went through the Dallas-Fort Worth and Houston lists with one question in mind: if you buy a house, which of these schools does that address actually get your kid into?

The answer surprised a lot of people I’ve shared it with. Of the 50 schools on these two lists, only 10 are traditional neighborhood schools you’re assigned to by address. The other 40 require an application, an audition, a gifted identification, or a lottery.

That doesn’t make the list less useful. It just changes how you should use it when you’re shopping for a home. Let’s walk through both lists and then talk strategy.

How U.S. News Ranked These Schools

U.S. News evaluated about 27,000 public high schools and ranked nearly 18,000 of them. The rankings use six factors: college readiness, college curriculum breadth, state assessment proficiency, state assessment performance, underserved student performance, and graduation rates (U.S. News, CultureMap Dallas).

Two things to keep in mind:

  • The data is from the 2023-2024 school year. The 2026-2027 label is the publication cycle, not the year the students were measured (WFAA).
  • Only public schools are ranked. That includes traditional district schools, magnet and choice campuses, and open-enrollment charters. Private schools are not part of this list.

Texas did well this year. 11 Texas high schools made the national top 100, and Dallas ISD’s School for the Talented and Gifted ranked No. 8 in the entire country (Chron).

The Top 25 High Schools in Dallas-Fort Worth for 2026

Dallas ISD dominates the top of the DFW list. Six of the top 10 DFW schools are Dallas ISD campuses (WFAA), and every one of them is a magnet or choice school.

The list below orders DFW-area campuses by their U.S. News Texas rank.

What stands out in DFW

TAG is the No. 1 school in Texas and No. 8 in the nation. It also ranked No. 17 among STEM high schools nationally. The School of Science and Engineering came in at No. 36 nationally, Rangel at No. 45, and the Law Magnet at No. 49 (CultureMap Dallas).

Mansfield Frontier is the newcomer. It debuted at No. 33 nationally and No. 3 in Texas. Frontier STEM Academy is an application program, and incoming 9th graders need to have completed Algebra I and met or mastered the Algebra I end-of-course exam (Frontier STEM Academy). Mansfield ISD eligibility matters here.

Westlake Academy is a rare case where buying a home directly affects admission. It’s a town-owned charter. Students living in the Town of Westlake are exempt from the lottery and admitted once residency is approved. Families in the secondary boundary go into a random lottery held in mid-February (Westlake Academy).

Frisco ISD placed 3 zoned campuses on the list. Independence, Centennial, and Reedy are traditional attendance-zone high schools. That’s where a home purchase lines up most directly with a ranked school.

Highland Park, Coppell, and Lovejoy round out the zoned options. These are the names many relocating families already know, and they’re the clearest “address equals school” stories in DFW.

The Top 25 High Schools in Houston for 2026

Houston ISD leads the Houston list the same way Dallas ISD leads DFW. Six of the top 8 Houston-area schools are HISD campuses (KHOU). The Houston metro also placed 17 schools in the national top 500, up from 11 the year before (Houston Chronicle).

What stands out in Houston

Carnegie Vanguard jumped to No. 25 nationally, up from No. 42 last year, and ranks No. 2 in Texas. DeBakey ranked No. 91 nationally (InnovationMap).

Carnegie only serves HISD’s Gifted and Talented students. You have to be identified as GT by Houston ISD to apply (Carnegie Vanguard). HISD’s fall GT testing registration closed September 25, 2026, and HISD says GT testing is for enrolled HISD students, plus incoming kindergartners who live in an HISD attendance zone (Houston ISD). If Carnegie is the goal, living in HISD and enrolling early matters.

Kerr is Alief ISD’s school of choice. Alief assigns its traditional high schools by lottery rather than neighborhood, and Kerr uses an application with a weighted lottery (Alief ISD).

Katy ISD placed 3 zoned schools on the list. Seven Lakes, Tompkins, and Jordan are all neighborhood high schools. Seven Lakes also ranked No. 96 among STEM high schools nationally (InnovationMap).

Clements in Sugar Land is Fort Bend ISD’s representative. Fort Bend ISD’s Dulles High School also showed up at No. 99 on the national STEM list.

The Big Takeaway for Buyers: Zoned vs. Application Schools

If you buy a home zoned to Frisco’s Independence High School or Katy’s Seven Lakes, your student attends that school. That’s a direct line from your purchase to the ranking.

If you’re hoping for TAG, Carnegie, DeBakey, or a charter like Uplift or Harmony, the house doesn’t guarantee a seat. But where you buy can still matter a lot.

Where your address still helps with magnet schools

Dallas ISD: For each magnet program, all qualified in-district students are served before any out-of-district student. Even more important, 70% of magnet seats are awarded within the comprehensive high school feeder patterns, and 30% are awarded districtwide (Dallas ISD). Translation: living inside Dallas ISD is close to a requirement, and which feeder pattern you live in affects the competition for seats.

Dallas ISD also requires proof of residence every year and says a temporary residence set up just to attend a Dallas ISD school does not count (Dallas ISD).

Houston ISD: Carnegie requires HISD GT identification, and GT testing is tied to HISD enrollment. If you’re relocating from outside HISD, plan your move around the testing and application calendar.

Westlake: Town residency moves your child past the lottery entirely.

Timing matters more than most buyers expect

Magnet and choice applications run on a fixed calendar, usually months before the school year starts:

  • Dallas ISD magnet applications are reviewed from November 1 through January 31 (Dallas ISD).
  • Houston ISD’s Phase One school choice window for Carnegie opens December 8, 2026, and closes February 12, 2027 (Carnegie Vanguard).
  • Westlake Academy holds its lottery in mid-February.
  • Mansfield’s Frontier STEM Academy application ran December 15 to January 23 last cycle.

If you need proof of address to apply, the closing date on your home can decide whether you’re eligible this year or next year. When a family tells me a specific program is the goal, we build the home search timeline backward from that application deadline.

How to Use School Rankings When You’re Buying a Home

Rankings are a starting point. Here’s how I’d use them.

1. Verify the zoning yourself. Attendance boundaries change, especially in fast-growing districts like Frisco, Katy, and Fort Bend. Use the district’s official boundary lookup for the exact address, and call the district if anything is unclear. Don’t rely on a listing description or a third-party website.

2. Separate “the school I want” from “the school I’m zoned to.” If your top choice is an application school, make sure you’re also comfortable with the zoned school in case your student doesn’t get a seat.

3. Budget for the area, not just the house. Homes zoned to top-rated schools often carry higher prices and property tax bills. Know your number first with a mortgage pre-approval, and grab our free Texas home buyer’s guide to see the full cost picture.

4. Look at tax rates and exemptions. Two homes at the same price can have very different monthly payments based on the ISD, MUD, and city tax rates. Once you buy, file your homestead exemption. Houston-area owners should also know how to protest property taxes in Harris County.

5. Consider new construction carefully. New communities can be rezoned as districts open new campuses. If you’re buying from a builder in Katy, Frisco, or Fort Bend, ask about planned schools and talk with us before you walk into the model home. 6. Visit the school. Rankings measure test scores and college readiness from a past year. They don’t tell you about class sizes, commute, programs your student actually cares about, or how your kid will feel walking in the door.

Both metros have nationally ranked schools, and both concentrate their very top performers in magnet programs inside the big urban districts.

The practical difference for buyers:

  • DFW has more zoned schools on its top 25 list, mostly in Frisco, Coppell, Highland Park, and Lovejoy. If you want a direct address-to-school match, North Texas gives you more options.
  • Houston has more of its top 25 in choice and charter programs, with Katy ISD and Fort Bend ISD offering the zoned standouts.
